Additional rooms will be charged at an additional £10 per room - considered as such, but not limited to are: dining rooms, (through lounge/living/dining rooms will be counted as 2 rooms), extra bathrooms/shower rooms, landings, conservatories, cellars, gardens and furnished balconies, basements, etc.
We reserve the right to add additional costs if properties are excessively large or rooms are excessively overstocked with furniture or crockery/ utensils etc. If this is the case the Clerk will try all available means to contact the Instructing Principle whilst at the property to gain further instructions and confirmation before compiling the Inventory.
Examples of Excessively/Heavily furnished properties:
Overstocked with furniture – e.g. pictures to walls, decorative plates, bowls, vases, more than 2 lamps, candle holders, statues, rugs, TV sets, DVD players, digital TV boxes, sideboards, additional cabinets, side tables, office furniture, scatter cushions, throws, blankets, towels etc.
OR having large number of bedding and linen: more than 1 duvet, more than 2 pillows, more than 1 set of linen.
OR having more than 10-15 items in the Kitchen – e.g. small kitchen equipment & kitchen items: (1 toaster & 1 kettle included as standard) coffee makers, blenders, kitchen scales, rice makers, grill, pots and pans, roasting trays & tins, plates, cups, cutlery and kitchen utensils.
OR Storage Rooms & Cupboard full with old, extra or leftover items – e.g. extra rugs, books, umbrellas, extra vacuum cleaner, old irons, extra ironing board, extra curtains/blinds, pillows, cushions, extra table lamps, boxes with crockery or cookware etc.
